Why Are Guarantor Agreements Necessary?
Landlords often ask tenants to provide a guarantor. This is someone who agrees to pay your rent if you don’t pay it, as well as covering damage caused by a tenant or any breach of a tenancy agreement. Some agreements are for the fixed term of a tenancy only, while others are for periodic tenancy agreements. As a landlord, you may feel it is necessary to raise a guarantor agreement if you feel there is a risk that rent may not be paid on time or in full.
What Problems Can Arise?
While guarantor agreements are designed to protect the landlord and implement best practice, problems can occur if the agreement is not fully understood or properly agreed:
